There are two kinds of real estate markets in India right now. Markets where the story has already been told — Whitefield, Bandra, Jubilee Hills — and markets where the story is still being written. Devanahalli is the second kind. Except the writing is happening fast.

Twelve kilometres from Kempegowda International Airport, on the northern edge of Bangalore, a corridor that was farmland a decade ago is now home to projects by Prestige, Brigade, Godrej, Embassy, Sobha, and Bhartiya — simultaneously. That doesn't happen by accident. It happens when land is underpriced relative to where it's going, and institutional developers know it before retail buyers do.

The Numbers That Matter

Land here has appreciated 364% over ten years. Not in a bull-run suburb of Mumbai — in Devanahalli. Flat rates have moved nearly 94% in the same period. And over the last three years alone, land prices have more than doubled, clocking 103% growth while most of Bangalore's established localities were delivering single-digit returns.

Current apartment prices range from ₹7,600 to ₹11,000 per sq.ft. Plots in gated developments sit at ₹4,800–₹6,200 per sq.ft. The IVC Road micro-market — the Airport Cargo corridor running parallel to the runway — is already averaging ₹8,800–₹9,000 per sq.ft. and appreciating at 15–20% annually. Entry-level product still starts at ₹30 lakhs. That window does not stay open.

What's Coming That the Market Hasn't Priced Yet

The KIADB Aerospace SEZ already has Shell and Boeing on its roster. The Devanahalli Business Park — 400+ acres — is filling up with IT, biotech, and aerospace tenants. The 12,000-acre Bangalore ITIR, partially overlapping this corridor, has Infosys, Wipro, and TCS in various stages of establishment. Conservative estimates put new job creation at 80,000+ over the next five years. Those are 80,000 households looking for homes within commuting distance.

Metro Phase 2B will eventually connect this corridor to Hebbal and the city's spine. The Satellite Town Ring Road already does for road connectivity what the metro will do for mass transit. The Peripheral Ring Road closes the loop. Devanahalli is not a dead-end suburb — it is being engineered into a node.

The Projects on the Ground Today

Prestige has two plotted developments active — Autumn Leaves at 40 acres with 500 units, and Crystal Lawns on IVC Road at 30+ acres with 300+ plots. Both in pre-launch. Brigade is running Oasis for plots and Orchards for luxury apartments, with the Ebony towers offering 3 to 4.5 BHK homes. Embassy Verde delivers 1,044 smart homes across 12 acres with a man-made lake as its centrepiece. Godrej MSR City in adjacent Shettigere is the integrated township benchmark for the corridor. Bhartiya City at Sadahalli spans nearly 30 acres, offering everything from studios to villaments.

Affordable entry remains available — 2 BHKs from ₹51 lakhs, plots from ₹44 lakhs. Premium villas push past ₹2 crore. The corridor serves all buyer profiles, which is rare. Most growth markets serve one.

The Honest Observation

Every city has one location per decade where early buyers look back and wonder why they didn't buy more. In Bangalore in the 2000s, that was Whitefield. In the 2010s, it was Sarjapur Road. The 2020s are writing a new answer — and right now, in early 2026, it is still possible to be early to it.
